While the City of Burlingame has historically been the baby brother compared to the legendary luxury of neighborhing Hillsborough, this year has set new price benchmarks for the "City of Trees." For the first time in history, 3 Burlingame sales have broke the $4,000,000 mark in one year. The three sales are an interesting case study as they represent Burlingame's top three westside neighborhoods: Burlingame Park, the Easton Addition, and the Burlingame Hills. At the time of this writing, 2843 Adeline in the Burlingame Hills had also reportedly gone into escrow, with an off-market list price of $5,700,000.
1) 133 Pepper Avenue, Burlingame Park: (photo above) List $3,395,000. Sold: $4,200,000. August 2015. This property comprises nearly a half-acre on Burlingame Park's most coveted street. The 3,000 foot 4 bedroom home had been in one family for decades and called for renovation.
2) 1025 Cabrillo Avenue, Burlingame's Easton Addition: List $4,549,000 Sold: $4,400,000. The land for this newly constructed Tudor was bought as tear-down for $1,811,000 in 2014. This is the first $4,000,000 sale in Easton Addition history. The 5 bedroom layout featured 4,680 sq. ft., selling for $940 per foot.
3) 159 Los Robles Drive, Burlingame Hills: List $4,100,000. Sold: $4,100,000 (off market). This brand new construction featured 4,350 sq. ft.
Burlingame Park could be considered "Old Burlingame" with the most established and prestigous feeling of mature trees, wide streets, some grand old estates, mixed in with timeless classics. Bordering Hillsborough and developed in tandem in the 1890s-1910s, this neighborhood is pleasantly walkable to downtown's Burlingame Avenue. To differentiate from the Easton Addition, Burlingame Park has far fewer new constructions and investor development, and also tends to feel "more spread out" than the Easton Addition, with lots typically exceeding the 6,000 ft. norm. Since the 1990s, the Easton Addition has been the hotbed of new constructions built to max out their lot sizes. Thus a consistent paper trail of sales comparables can be easily tracked. Burlingame Hills occupies a rustic westerly area outside of city limits. Here, amidst green hillsides, canyons, and Bay views, many homes sit on sprawling 10,000+ sq. ft. parcels.
